Waterworth Properties began as a self-funded venture and has grown by leveraging equity from renovated properties to finance new purchases or improvements. We maintain strong banking relationships and rarely seek outside capital—but have done so in the following scenarios:

1. Partnering on Rental Properties
If you’re interested in purchasing a rental property but only have partial funds and prefer not to borrow the rest, we may be open to partnering. Contact us to explore if it’s a fit.

2. Short-Term Capital Investments
While we usually rely on bank financing, we occasionally accept outside investment when fast growth opportunities arise.

Our process:

  • Buy and renovate properties using our own funds.

  • Once renovated, refinance through a traditional lender and set rental rates accordingly.

  • This allows for fast, flexible purchases without the delays of conventional financing.

However, when multiple properties are in progress and capital is tied up, we may pause further purchases (we never want to pass up a good deal) until refinancing frees up funds. In such rare cases, we may offer short-term (under 1 year) investment opportunities with high returns (10–20% interest), repaid in full at the time a traditional mortgage is in place.
